Our Story

BUILT ON ROOFS OTHERS WOULDN’T TOUCH

Flat roofing is a specialty. Most general contractors can nail shingles. Far fewer understand membrane chemistry, drainage geometry, and the dozen ways a low slope roof can fail silently for months before water reaches the interior.

We built Metro Detroit Flat Roof to serve building owners who had been burned by generalists. Contractors who applied residential shingle logic to a commercial EPDM system, or who patched a TPO seam with the wrong adhesive and handed back a roof that failed in the first winter freeze.

Headquartered in Rochester Hills, we work exclusively on flat and low slope roofing systems. That focus means our crew is faster, our diagnoses are more accurate, and our repairs actually last. We are not splitting time between gutter work, siding, and shingles.

Safety & Compliance

OSHA Compliance
OSHA 10-trained crew. We follow OSHA 29 CFR 1926 Subpart R roofwork standards on every job site, including fall protection planning and hazard communication.
Fall Protection
Personal fall arrest systems and guardrail setups are deployed on every elevated project. No exceptions, regardless of job size.
Crew PPE
All crew members are required to wear full PPE on site: hard hats, non-slip footwear, high-visibility vests, and eye protection.
Insurance Verification
Flat roofing carries some of the highest insurance costs in the construction trades. We provide a COI meeting owner and GC minimum liability limits before any work begins. Always ask: if a contractor won't show it, walk away.

Why It Matters

WHY FLAT ROOFS NEED A SPECIALIST

The physics of a flat roof are different enough from a sloped roof that experience with one does not transfer to the other. Here’s why it matters who you hire.

Low slope roofs drain differently

A sloped roof sheds water by gravity in seconds. A flat roof relies entirely on drains and a watertight membrane. There is no margin for error. Ponding water is normal for hours after rain; it becomes a problem when the membrane has even a pinhole failure.

The penetrations are the failure point

Pipes, HVAC curbs, exhaust vents, and roof hatches punch through the membrane. Every penetration is a potential leak. Specialist crews know how to flash these correctly; generalists guess. We've repaired dozens of roofs where the original installer left boots unfused or flashing improperly terminated.

Membrane chemistry matters

EPDM and TPO behave differently in cold, heat, and UV exposure. They require different adhesives, primer timings, and seam techniques. Applying TPO techniques to EPDM produces failures within months. We specialize in both and know the difference.

Flat roofs fail silently

A shingle failure is visible from the street. A flat membrane failure is invisible until water appears on an interior ceiling. By that point insulation is saturated and decking may be rotting. The only way to catch failures early is to know where to look and to use a moisture meter, not just your eyes.
